Tucked away off Wade Ardrey Road, near top-ranked Ardrey Kell High School, is the newer neighborhood of Ardrey Woods. First developed in the mid-2000’s by Beazer Homes, the neighborhood hit a slow-down during the housing market crash. In 2010, M/I Homes took over the development, and the neighborhood is now complete.
Ardrey Woods homes are beautiful, with a variety of styles. You’ll find brick homes, homes with stone facades, and lots of architectural details. The homes are mostly 2 story, and have 4-5 bedrooms. Most have 3 full baths and more. The square footage of Ardrey Woods homes for sale range from 2,100 to 3,600, but average just under 3,000 SF. Lot sizes are smaller, as the developer was going for the neighborhood “community feel.” Lot sizes average around .18 acres.
Ardrey Woods homes for sale have enjoyed an 8.03% increase in 2015 over 2014 prices. The average sales price is now $385,233 (as of 8/31/2015). Inventory is quite low, and new homes that come on the market sell quickly; the average contract to close time period is only 45 days.
The Ardrey Woods neighborhood HOA is managed by Hawthorne Management Company. As of 8/31/2015, the dues are $144/quarter. The dues cover management fees, and common area maintenance for the pool, clubhouse, playground, walking trails and entrances.
