your South Charlotte NC home, other than price, is the quality of photos your Realtor® provides in marketing your property. Pictures DO speak a thousand words, and if the photos of your South Charlotte home for sale are dark, grainy, overexposed, poorly composed, or Heaven forbid, JUST PLAIN MISSING, your chances of selling your home are drastically reduced.
The only thing worse than seeing bad photos in a South Charlotte listing is NO photos – and it makes me cringe when I see either of these, because it doesn’t have to be that way. The first 5 pictures below are from homes for sale in South Charlotte in our local MLS. They are both listed for around $600,000! Do these homes look loved and well-cared for? Do they look like $600,000 homes? The last 4 photos are from my listings, and I put a lot of time and effort into composition, lighting and editing. Do they look inviting and make you want to see them in person? If you are selling your South Charlotte home, which photos would you rather your potential buyers see? You be the judge!
It’s a no-brainer that the higher the quality of photos of your home, the longer buyers will be looking at your home. Let’s face it, if they’re not looking at your South Charlotte home for sale online, it’s highly unlikely that they will make an appointment to VISIT your home. And if they don’t SEE it, they won’t BUY it!!!
Charlotte Home Seller Tips – Great Photos (Buyers Look Online FIRST!)
The National Association of Realtors has found that almost 90% of home buyers begin their search for homes online, at some of the big real estate sites like Realtor.com, Trulia.com, Zillow.com, Homes.com, as well as local brokerage sites such as my South Charlotte real estate brokerage, Savvy + Company Real Estate. They will scroll through listing after listing, and they will likely spend less than 5 seconds looking at your home’s photos. That means your home’s photos must make a strong positive first impression!
No pictures at all? Forget about it – the buyers won’t even bother reading about your home’s features. Lousy pictures taken from the realtor’s car with his cell phone? No chance – there is no way that these photos will pique the interest of the home buyer. On the other hand, photos that are well-lit, properly composed, and in focus will draw the buyer in, making him or her want to see more. In my South Charlotte listings, I make sure my high-quality photos and videos tell a story about the home AND the South Charlotte area.
