These wonderful areas in South Charlotte continue to attract buyers of all types: first-time home buyers, move-up buyers, young professionals, families, retirees and downsizes, and investors.
What Will 2012 Hold for the South Charlotte Real Estate Market?
I wish I had a crystal ball, magic wand, fairy dust or any other item that would help cut through the fog of depressing media coverage of real estate and economy. The fact is, each year the professionals and economists who are paid to make predictions for the coming year get some things right, and some things wrong. All I can do is report on what I see, from my South Charlotte NC real estate market niche!
Recently, I have seen some encouraging things about the South Charlotte real estate market 2011. I had buyers galore who wanted to take advantage of lower sales prices and incredibly low mortgage interest rates. I had 3 sets of buyers who were involved in bidding wars over the same well-priced and attractive houses. I saw market absorption rates in many of the more desirable South Charlotte real estate market fall well below 6 months over the summer months indicating that the inventory of well-priced and top-condition houses is decreasing, and when a good one comes on the market, buyers are snatching them up! Absorption rate measures how long it will take to sell off all existing inventory; 6 months is considered a balanced market, below 6 months is a seller’s market, and over 6 months is a buyer’s market.
From my position as a South Charlotte NC real estate specialist, I see my market area as bottoming out and stabilizing in 2012. With new companies choosing to relocate their headquarters to Charlotte (Chiquita, SPX, Electrolux, Infinisource, Bosch Solar Energy, etc.), there will be continued demand for homes for sale in South Charlotte, as these new employees will be seeking housing in this popular area because of the top-ranked public schools, great amenities, and great location.
